Zillow just made a big move that could shake up how agents market listings. Starting in May, if you're advertising a property anywhere — Instagram, yard signs, email blasts — but you don’t put it on the MLS within 24 hours, Zillow’s gonna block it. Period.
They’re basically saying: "If you’re gonna market a home to one buyer, you should market it to all buyers." This lines up with the Clear Cooperation Policy (CCP), but throws some shade at the NAR’s “delayed marketing” loophole — the one that let agents hype listings online without posting them on the MLS right away.
Now, even if you plan to eventually list it, Zillow won’t show that home at all if you promoted it too early elsewhere. It's a power move — leveling the playing field, pushing for transparency, and probably upsetting agents who like to play the sneak preview game.
Oh, and one of the big brokerages is already backing Zillow’s decision. More are likely to follow.
Bottom line: If you’re playing the "exclusive listing" game, better read the fine print… or risk getting shut out of the biggest home search platform in the game.
