Clear Cooperation Compromise

NAR isn’t ditching its controversial Clear Cooperation Policy (CCP), but they’re throwing sellers a small bone—introducing “delayed marketing” listings. This lets sellers keep their homes off the IDX feed (aka Zillow, Realtor, etc.) for a set time.

How long? That’s up to each MLS to decide. But during the delay, the listing will still be visible to MLS participants. Sellers have to sign off, acknowledging they might be leaving money on the table—Zillow and Bright MLS studies show off-MLS listings can cost sellers thousands.

This new policy kicks in today, with a deadline of Sept. 30 for MLSs to set their rules. Meanwhile, CCP stays put.
