So, about those rate cuts everyone was hoping for this spring? Yeah, probably not happening. The latest jobs report came in softer than expected but still solid enough to keep the Fed from making any moves.
Here’s the deal: 143,000 jobs were added in January (a little under the forecast), but wages popped 0.5% higher, and unemployment dipped to 4%. Translation? The economy isn’t cooling fast enough for the Fed to justify slashing rates anytime soon. Expect them to stay on the sidelines through at least May or June.
What does that mean for mortgage rates? With no Fed cuts in sight, the 30-year fixed rate will likely hover around 7% for now. But here’s the wildcard—inventory is stacking up. New listings are up nearly 11%, and total active listings have jumped 25% from last year. Buyers might finally have more choices, but affordability is still the elephant in the room.
Spring is shaping up to be a game of patience—sellers waiting for lower rates, buyers waiting for better deals. Who flinches first?
