Alabama just threw a curveball at the whole “sign before you tour” rule. A new law makes it clear: buyers don’t have to sign a contract just to walk through a house. This move is a direct response to concerns about buyer agreements being too pushy—and it even caught the attention of the DOJ.

The Alabama Realtors CEO is all for written agreements (because, you know, clarity is good), but he also thinks buyers need time to negotiate terms. Lawmakers agreed and passed House Bill 230 unanimously. The law, taking effect next month, blocks shady “sign now, amend later” workarounds and ensures buyers aren’t rushed into a deal.

Why does this matter? NAR’s big $418M commission lawsuit settlement requires buyer agreements before tours, but Alabama’s new law—like Colorado’s—says, “Not so fast.” And since state law can override NAR’s terms, this could set a precedent. More states might follow. Stay tuned.
