Alabama just threw a curveball at the whole âsign before you tourâ rule. A new law makes it clear: buyers donât have to sign a contract just to walk through a house. This move is a direct response to concerns about buyer agreements being too pushyâand it even caught the attention of the DOJ.
The Alabama Realtors CEO is all for written agreements (because, you know, clarity is good), but he also thinks buyers need time to negotiate terms. Lawmakers agreed and passed House Bill 230 unanimously. The law, taking effect next month, blocks shady âsign now, amend laterâ workarounds and ensures buyers arenât rushed into a deal.
Why does this matter? NARâs big $418M commission lawsuit settlement requires buyer agreements before tours, but Alabamaâs new lawâlike Coloradoâsâsays, âNot so fast.â And since state law can override NARâs terms, this could set a precedent. More states might follow. Stay tuned.
