How to Use This Template:
Sale Price: This is the agreed-upon price for which the property is selling.
Commissions: Break down the commission amounts for both the listing and buying agents. You can adjust the percentage based on the contract.
Mortgage Payoff: Include the amount remaining on the seller’s mortgage. They’ll need to pay this off at closing.
Closing Costs: Typical fees include title insurance, escrow, and recording fees. These vary based on location and transaction specifics.
Prorated Property Taxes: Calculate the amount of taxes owed up to the closing date.
Seller Concessions: If the seller agreed to cover any of the buyer’s closing costs, include that here.
Repairs/Credits: If the seller has agreed to make repairs or offer credits based on the inspection, factor that in.
At the bottom, you’ll show the Estimated Net Proceeds, which represents how much money the seller will receive after all deductions.
